Champaign-Urbana is making national housing news.

Realtor.com recently ranked the Champaign-Urbana metro area as the No. 11 housing market in the United States, a remarkable jump from No. 42 just one year ago.

For a community often known primarily for the University of Illinois, the ranking highlights another strength: a housing market that has quietly been building momentum for years.

But what exactly does this ranking mean? And more importantly, what does it mean if you’re thinking about buying or selling a home here?

Quick Take
• Champaign-Urbana was ranked the No. 11 housing market in the U.S. in Realtor.com’s July 2026 Wall Street Journal/Realtor.com Housing Market Rankings.
• The metro climbed 31 spots in one year, rising from No. 42 in 2025.
• Realtor.com cited strong price appreciation, limited housing inventory, affordability, and the area’s innovation economy as key reasons for the jump.
• While the ranking reflects the metro area as a whole, housing market conditions can still vary by neighborhood, price range, and property type.

Why Champaign-Urbana Is Climbing the Rankings

According to Realtor.com, several factors helped propel Champaign-Urbana into the national spotlight.

One of the biggest is strong home price appreciation. The report notes that asking prices have increased by more than 23% over the past year, making Champaign-Urbana one of the fastest-appreciating markets among the nation’s top-ranked metros.

At the same time, our market remains relatively affordable compared to many parts of the country. Realtor.com reported a median asking price of approximately $340,000, well below the national median, making our area attractive to buyers looking for value without sacrificing quality of life.

Another major factor is inventory. While more homes have come on the market recently, the number of available homes remains well below pre-pandemic levels. Limited inventory, combined with steady demand, continues to support home values.

The article also points to several long-term strengths of our community:

  • The University of Illinois and its research ecosystem
  • A growing innovation and technology sector
  • A relatively low cost of living
  • Strong educational and employment opportunities
  • A central Midwest location

Taken together, these factors have created a housing market that’s attracting attention well beyond central Illinois.

What I’m Seeing Locally

As a REALTOR® serving Champaign County, I wasn’t surprised by the ranking. Throughout the year, I’ve been publishing local market updates because many of these same trends—limited inventory, steady demand, and strategic pricing—have been evident here long before they made national headlines.

What This Means for Buyers

For buyers, the ranking reinforces the importance of being prepared. Strong demand and limited inventory continue to support home values, making pre-approval, a clear strategy, and the ability to act confidently when the right home becomes available more important than ever.

What This Means for Sellers

For sellers, the ranking is encouraging—but it doesn’t eliminate the importance of pricing, preparation, and presentation. Today’s buyers are informed and selective. Homes that are thoughtfully prepared, professionally marketed, and priced appropriately continue to stand out, regardless of national headlines.

The goal isn’t simply to list a home. It’s to launch it successfully.

Final Thoughts

Champaign-Urbana’s national recognition is well deserved.

Our community offers an outstanding combination of affordability, education, innovation, and quality of life. Those strengths have been attracting buyers for years, and it’s encouraging to see that recognized on a national stage.

If you’ve been following my local market updates, this report likely confirms what we’ve already been seeing here in Champaign County.

If you’re curious about what these trends mean for your neighborhood—or if you’re thinking about buying or selling a home in Champaign County—I’d be happy to help you interpret the data and develop a strategy that’s tailored to your goals.

My Take

As a REALTOR® serving Champaign County, I closely follow both local market trends and national housing reports to help buyers and sellers make informed decisions.

One of the things I enjoy most about real estate is connecting national housing trends to what’s happening here in Champaign County.

When Realtor.com ranked Champaign-Urbana as the No. 11 housing market in the country, I wasn’t surprised—but I was encouraged.

Throughout the year, I’ve been publishing local market updates because I believe buyers and sellers deserve more than headlines. They deserve context grounded in local market knowledge.

National rankings help us understand where our community fits in the bigger picture, but they can’t answer questions like:

  • What is my home worth?
  • Is now the right time for my family to move?
  • How competitive is my neighborhood?
  • What pricing strategy makes sense for my property?

Those are local questions.

And they’re the questions I enjoy helping people answer.
