Home sales have declined, inventory is increasing, and buyers have more choices. Here’s what the latest housing statistics reveal about Urbana, Illinois.

As we approach the end of 2026, Urbana’s housing market is showing some notable changes.

Over the past 12 months, fewer homes sold compared with the previous year. At the same time, available inventory increased significantly, and homes took longer to secure contracts during October.

Yet despite these changes, Urbana’s rolling 12-month median sale price increased slightly.

So, is Urbana’s housing market slowing down? And what do these changes mean for buyers and sellers?

Let’s take a closer look at the October 2026 housing statistics and what they reveal about the local market.

🏡 The Quick Take: Urbana Housing Market — Fall 2026

Here’s a snapshot of how Urbana’s housing market compares with one year ago:

Market IndicatorOctober 2025October 2026
Homes sold (rolling 12 months)491455
Median sale price (rolling 12 months)$227,000$230,000
Homes for sale (October)79106
Months of supply (October)2.02.8
Average days to contract (October)3037
Original list price received (October)97.0%94.5%

The bottom line: Urbana’s housing market is showing signs of easing buyer competition. Sales activity has declined, inventory has increased, and homes took longer to secure contracts in October. However, the rolling median sale price remains relatively stable, suggesting that the market’s changing conditions are not reflected uniformly across every statistic.

Home Sales in Urbana: Fewer Transactions Over the Past Year

Let’s start with home sales.

In October 2026, 27 homes sold in Urbana, compared with 45 in October 2025.

That’s a decrease of 40%.

A single month’s sales figures can fluctuate, particularly in smaller markets, so it’s important to examine the longer-term numbers as well.

During the 12 months ending in October 2026, 455 homes sold in Urbana, compared with 491 during the preceding 12-month period.

That’s a decrease of approximately 7.3%.

Unlike Champaign, where annual sales increased slightly despite a quieter October, Urbana experienced a decline in both monthly and rolling annual sales.

Pending sales tell a similar story.

In October 2026, 28 properties went under contract, compared with 34 in October 2025.

Over the rolling 12-month periods, pending sales declined from 477 to 448, a decrease of approximately 6.1%.

Taken together, these figures suggest that buyer activity has moderated in Urbana compared with the previous year.

However, fewer transactions don’t necessarily mean buyers have disappeared from the market.

Buyers are still purchasing homes, but the pace of activity has changed.

And when we examine inventory, we can see another important part of the story.

Housing Inventory in Urbana: More Homes Available for Sale

One of the most notable changes in Urbana’s housing market is the increase in available inventory.

In October 2025, there were 79 homes for sale in Urbana.

By October 2026, that number had increased to 106 homes.

That’s an increase of approximately 34.2%.

For buyers, this represents a meaningful change.

When inventory is limited, buyers may find themselves competing for a relatively small number of suitable properties.

But as more homes become available, buyers have additional opportunities to compare location, condition, features, and price.

They may also have more time to evaluate their options, depending on the property and price range.

For sellers, the increase in inventory means more competition.

A home isn’t simply competing against recently sold properties. It’s also competing against the homes buyers can purchase today.

And when buyers have more alternatives, the way a property is priced and presented becomes increasingly important.

This doesn’t mean every home will experience the same level of competition.

Market conditions can vary considerably by neighborhood, price range, property type, and condition.

But the overall increase in inventory is an important development for Urbana’s housing market.

Months of Supply: Is Urbana Becoming a Buyer’s Market?

Another useful measure of housing market conditions is months of supply.

This statistic estimates how long the current inventory of homes would take to sell at the prevailing sales pace, assuming no additional properties were listed.

In October 2025, Urbana had 2.0 months of housing supply.

In October 2026, that increased to 2.8 months.

That’s an increase of 0.8 months, or 40%.

This is a meaningful change in the relationship between available inventory and sales activity.

However, I wouldn’t automatically characterize Urbana as a buyer’s market.

A supply of 2.8 months still represents a relatively limited amount of available housing.

What the increase does suggest is that buyers may have somewhat more flexibility than they did a year ago.

And for sellers, it reinforces the importance of understanding the competitive landscape.

The conditions affecting a modestly priced home may be quite different from those affecting a larger or more expensive property.

That’s why I believe communitywide statistics should serve as a starting point rather than a substitute for evaluating a specific segment of the market.

Urbana Home Prices: Median Sale Price Remains Relatively Stable

Despite fewer sales and increasing inventory, Urbana’s rolling 12-month median sale price has remained relatively stable.

During the 12 months ending in October 2025, the median sale price was $227,000.

During the 12 months ending in October 2026, it increased to $230,000.

That’s an increase of approximately 1.3%.

The monthly figures tell a different story.

In October 2025, the median sale price was $250,000, compared with $225,000 in October 2026.

That’s a decrease of 10%.

However, I would be cautious about drawing broad conclusions from that monthly decline.

Only 27 homes sold in Urbana during October 2026, so the mix of properties sold can have a substantial influence on the median.

And there’s an important distinction between changes in median sale prices and changes in individual property values.

The median sale price represents the midpoint of homes sold during a particular period.

If more modestly priced homes sell during one month and more expensive homes sell during another, the median can shift even if comparable properties haven’t experienced the same change in value.

That’s why I prefer using rolling 12-month statistics when evaluating broader pricing trends.

And if you’re considering selling a home in Urbana, comparable sales and competing listings within your specific market segment will provide a much more useful starting point than the communitywide median alone.

How Long Are Urbana Homes Taking to Go Under Contract?

Another statistic worth examining is the average time from listing to contract.

In October 2025, homes in Urbana averaged 30 days to secure a contract.

In October 2026, that increased to 37 days.

That’s an additional week.

The rolling 12-month figures also increased slightly, from 41 days to 42 days.

These numbers suggest that homes took somewhat longer to secure contracts in October, although the annual change was much smaller.

For buyers, longer market times may create opportunities to evaluate properties more carefully.

For sellers, it means expectations should be grounded in current market conditions.

A home that doesn’t receive an immediate offer isn’t necessarily overpriced or undesirable.

However, limited showing activity, repeated buyer objections, or extended market time relative to comparable properties may indicate that adjustments are needed.

Understanding how similar homes are performing is essential when deciding whether to maintain a pricing strategy or make a change.

Are Urbana Sellers Receiving Their Original Asking Prices?

One statistic I pay particular attention to is the percentage of original list price received.

In October 2025, Urbana sellers received an average of 97.0% of their original asking prices.

In October 2026, that declined to 94.5%.

That’s a decrease of 2.5 percentage points.

The rolling 12-month figures also declined, from 98.5% to 97.2%.

These changes indicate that final sale prices have moved farther from sellers’ original asking prices.

But it’s important to understand what this statistic actually measures.

It doesn’t necessarily mean buyers are negotiating 5.5% off a property’s asking price.

For example, imagine a home was originally listed at $200,000.

After spending time on the market, the seller reduced the price to $190,000, and the home ultimately sold for $190,000.

The seller received 95% of the original asking price, even though the buyer didn’t negotiate a discount from the final list price.

That’s why this statistic can provide insight into pricing performance, but it shouldn’t be interpreted as a direct measure of buyer negotiating power.

For sellers, the takeaway is that establishing an appropriate asking price from the beginning matters.

When buyers have more choices, a home that’s priced above comparable alternatives may struggle to attract interest.

And that can eventually lead to price reductions and additional market time.

What Does the Fall 2026 Market Mean for Urbana Homebuyers?

For buyers, Urbana’s changing housing market presents some encouraging developments.

Available inventory has increased by more than 34% compared with last October.

Months of supply has also increased, and homes took longer to secure contracts during October.

Together, these changes suggest that buyers may have more opportunities to compare properties and evaluate their options.

However, that doesn’t mean every listing will offer substantial negotiating room.

A well-maintained, competitively priced property in a desirable location can still attract strong interest.

My recommendation is to evaluate each property individually.

Consider recent comparable sales, condition, market time, and the number of competing properties available.

The goal isn’t simply to negotiate the largest possible discount.

It’s to understand the property’s value and make an informed purchasing decision.

What Does the Fall 2026 Market Mean for Urbana Home Sellers?

For sellers, I think the most important takeaway is that market preparation and pricing deserve careful attention.

Urbana’s rolling median sale price has remained relatively stable, which is encouraging.

However, annual sales activity has declined, inventory has increased, and the percentage of original asking price received has decreased.

That means sellers need to understand not only what comparable homes have sold for, but also what they’re competing against today.

When I prepare a pricing analysis, I study recent sales alongside active listings and other relevant market activity.

I want to understand how a property is positioned relative to the alternatives buyers are considering.

Condition and presentation are also important.

When buyers have more choices, deferred maintenance, dated finishes, or other concerns can become reasons to favor a competing property.

That doesn’t mean every home needs extensive renovations before listing.

It means identifying improvements that may reduce buyer objections and help the property make a stronger impression.

I also believe sellers benefit from realistic expectations about market time.

The goal isn’t simply to list a home and hope buyers respond.

It’s to develop a strategy based on the property’s condition, competitive position, and current market conditions.

Looking Ahead: Urbana’s Housing Market in 2027

As we approach 2027, several trends will be worth watching.

First, I’ll be monitoring whether Urbana’s available inventory continues to increase.

I’ll also be paying attention to pending sales and whether buyer activity begins to strengthen.

Another important indicator will be the relationship between asking prices, final sale prices, and time to contract.

If inventory continues to increase while sales activity remains subdued, sellers may face additional competition.

On the other hand, stronger buyer activity could help absorb some of the available inventory.

Mortgage rates and broader economic conditions will also influence affordability and purchasing decisions.

I don’t believe anyone can predict exactly what Urbana’s housing market will look like next year.

But by studying the data, we can identify meaningful changes and use that information to make better decisions.

And that’s really the purpose of these market updates.

Urbana is part of a larger housing market, but conditions can vary significantly between neighboring communities.

For example, Champaign experienced a slight increase in rolling annual sales and a larger increase in its rolling median sale price, while Urbana experienced declining annual sales and a relatively stable median.

Those differences demonstrate why I believe it’s important to study individual communities rather than relying exclusively on countywide statistics.
