Nationally, the median sale-to-list price ratio in 2025 was 99%.
However, that number changes meaningfully depending on how long a home remains on the market.

Here’s how final sale price compares to list price based on time on market:

  • Homes that sold in 2 weeks or less:
    100% of list price (median)
  • Homes on the market 3–4 weeks:
    99% of list price
  • Homes on the market 5–8 weeks:
    98% of list price
  • Homes on the market 9–16 weeks:
    96% of list price
  • Homes on the market 17 weeks or longer:
    94% of list price

This data highlights a clear pattern: the longer a home remains on the market, the more pricing leverage shifts toward buyers.

What “Testing the Market” Usually Looks Like in Practice

When sellers talk about “testing the market,” it typically means pricing above where buyers are most active and planning to adjust later if needed.

The challenge with that approach is timing.

Once a home has been on the market for several weeks, buyers often interpret that time as a signal — whether accurate or not — that the home may be overpriced or less competitive. Or worse, that there is something wrong with the home. At that point, pricing adjustments tend to lead to a lower final sale price than if the home had entered the market strategically from the beginning.

In many cases, “testing the market” becomes a delayed pricing correction rather than a neutral experiment.

Why Preparation Before Listing Matters

This is why I spend so much time preparing before a home ever hits the market.

The data clearly shows that homes selling within the first two weeks achieve the strongest outcomes. That means the most important decisions happen before the listing goes live — not after momentum has slowed.
