The spring real estate market is well underway, and one of the questions I hear most often is:
“What’s happening in the Mahomet market right now?”

The short answer: Mahomet continues to show strong long-term desirability, even as the broader housing market continues adjusting to higher interest rates and changing inventory levels.

Here are a few of the biggest trends I’m currently seeing in the Mahomet real estate market.

Quick Takeaways

  • Mahomet home values have remained remarkably stable year-over-year
  • Homes are selling significantly faster than they were this time last year
  • Inventory has improved compared to the tightest market conditions of recent years
  • Well-prepared and properly priced homes are still attracting strong buyer interest

Home Prices Have Remained Stable

One of the most interesting trends in Mahomet right now is how stable home values have remained over the past year.

In April 2026, the median sales price in Mahomet was approximately $390,500, compared to approximately $392,715 in April 2025.

While some buyers and sellers expected major price swings as interest rates fluctuated, Mahomet home values have remained relatively steady overall. That stability speaks to the continued desirability of the community, schools, neighborhoods, and location.

For comparison, the broader MLS area saw median sales prices increase from approximately $320,000 in April 2025 to $340,000 in April 2026.

Homes Are Selling Faster Than Last Year

Another notable trend is how quickly homes are selling compared to this time last year.

The average market time in Mahomet dropped from 64 days in April 2025 to just 39 days in April 2026.

That’s a substantial shift and suggests that buyer demand remains strong for homes that are properly priced and well presented.

Interestingly, Mahomet’s average market time now closely mirrors the broader MLS average of 39 days.

Inventory Has Improved

One challenge buyers faced over the past several years was extremely limited inventory.
That situation has improved somewhat.

Months supply in Mahomet increased from 1.8 months in April 2025 to 2.5 months in April 2026. New listings also increased significantly year-over-year.

In April 2025, Mahomet had 199 new listings. In April 2026, that number increased to 263 new listings.

While inventory remains relatively tight by historical standards, buyers may have slightly more options and flexibility than they did during the most competitive years of the market.

Sellers Are Still Receiving Strong Offers

Even with more inventory entering the market, sellers are still generally receiving strong offers when homes are priced appropriately and presented well.

In April 2026, homes in Mahomet sold for approximately 97.7% of their original list price on average.

That number has remained remarkably consistent year-over-year and reinforces an important point:
Preparation, pricing strategy, marketing, and presentation still matter tremendously.

The homes that stand out are the homes that feel move-in ready, well cared for, and properly positioned from day one.

What This Means for Buyers and Sellers

For sellers, today’s market still presents strong opportunities — particularly for homes that are thoughtfully prepared and strategically priced.

For buyers, improving inventory levels may create a little more breathing room compared to the extremely competitive conditions of recent years.

Overall, the Mahomet market appears to be stabilizing in a healthy way rather than experiencing dramatic swings in either direction.

Why Mahomet Continues to Stand Out

Mahomet continues to attract buyers for many reasons, including:

  • highly regarded schools
  • established and newer neighborhoods
  • parks and recreation
  • community atmosphere
  • proximity to Champaign-Urbana
  • continued residential growth

As someone who works throughout the Mahomet area regularly, I continue to see strong interest from both local move-up buyers and buyers relocating to the community.

Final Thoughts

Real estate markets are always evolving, and statistics only tell part of the story.

The bigger picture I continue to see in Mahomet is a community that remains highly desirable, relatively stable, and attractive to both buyers and sellers despite broader market shifts.

If you’ve been thinking about buying, selling, relocating, or simply want to better understand what your home may be worth in today’s market, I’m always happy to be a resource.
